How to Read This Report

The tables below come from the MLS and are grouped three ways. Each one lists the address, bedrooms, bathrooms, living square footage, price, cost per square foot and days on market.

Active

Homes on the market right now. This is what a buyer is competing against today, and what a seller is priced alongside.

Under Contract

Homes with an accepted offer that have not closed yet. These show where the market is heading before the sales are ever recorded.

Sold

Closed sales with the sold date included. This is the group appraisers work from, and the only one that shows what buyers actually paid.

What the Numbers Alone Won’t Tell You

A direct waterway homesite and an interior one are very different purchases inside the same gates, and that difference does more to move a number here than almost anything else. Before you draw a conclusion from a sold price, check which kind of lot it sat on.

Cost per square foot is the figure to treat carefully. Averaged across a neighborhood that holds both waterfront and interior homes, it describes no actual house. Compare a property against sales of its own size and its own position instead.

Days on market is worth reading the same way. A home that sat for months may have been priced ahead of the market rather than passed over, and a home that sold in a week may simply have been the only one of its kind available.
