Reading the Grande Dunes Map
Grande Dunes spans both sides of the Intracoastal Waterway, and almost everything that separates one neighborhood from another comes down to where it sits on this map. The ocean side runs from the beach back to the waterway. The far side is reached over the bridge on Grande Dunes Boulevard. Every neighborhood on the map is listed, with its prices and setting, on the Grande Dunes Homes for Sale page.
The Grande Dunes Gatehouse is manned, and it sits on the ocean side before the bridge. Clearing it does not put you in a neighborhood — everyone playing the Resort Course comes through it, which is why there is a second gate further on, before the neighborhoods over the water.
Over the Bridge: Which Side, Which Course
Once you are across the bridge, the Resort Course is immediately on the left. The neighborhoods split from there, and which side an address sits on decides which course it fronts.
Left — Resort Course
Palermo, Milano, Villa Venezia, Cadiz, Villa Firenze and Capri Village.
Right — Members Course
Riviera Village, Tuscany Village, Members Club, Members Club Enclave and Members Club Cottages.
The distinction matters beyond the view. The Resort Course can be played without a membership. The Members Course requires one. Each has its own clubhouse.
The Amenities on the Map
The numbered points fall into three groups.
Golf Village
The Members Course, the Members Club and the Resort Course. Both courses are ranked among the top 50 in the world.
Marina Village
The Waterway Trail, the YMCA, the Grande Dunes Marina with 357 Raw Coastal Bar, and the Tennis Club — 10 Har-Tru courts, 8 of them lighted, in a 6,000 square foot facility.
Ocean Club
The centerpiece of the community, oceanfront, with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
What the Map Will Not Tell You
The map shows you which neighborhood is where. It does not show you the thing that moves price most within a neighborhood, which is what an individual property looks at.
Two homes on the same street can be a long way apart because one fronts the course or the waterway and the other looks at an interior lot. At Villa Venezia 26 of 53 homesites are directly on the golf course. At Tuscany Village it is 20 of 45. At Villa Firenze it is every unit. Those ratios are not on any map, and a listing will not always make it plain.
Use the map to narrow down where you want to be. Then ask about the specific address.
