Grande Dunes Real Estate

Grande Dunes real estate covers a wider range than its reputation suggests. At the entry are the newer sections east of the bypass: North Village Estates, built by Ryan Homes, from about $400,000, and the Del Webb 55+ community from about $630,000. Between the waterway and the Ocean Club, neighborhoods like Seville, Siena Park and Cipriana Park run from the high $600,000s into the $1 millions. Over the bridge, behind the second gate, the Mediterranean neighborhoods on the two courses start above $900,000 and reach past $3 million, and on the Intracoastal Waterway the estates of Bal Harbor and the Members Club sell from $1.1 million to $4 million.

The condominiums run the same span in miniature, from Villa Firenze on the Resort Course from the high $600,000s to Vista del Mar on the ocean at $1.3 million to $2.7 million. So the first question about any Grande Dunes property is not the price of Grande Dunes but which section it sits in, and the neighborhood groups below are arranged to answer it.

Getting Over the Bridge

The neighborhoods west of the Intracoastal Waterway sit behind two gates, and the difference between them is worth understanding before you tour anything over there.

The first is the manned Grande Dunes Gatehouse, on Grande Dunes Boulevard on the east side of the waterway, before the bridge. Clearing it does not put you in a neighborhood. Once across the bridge the Grande Dunes Resort Course is immediately on the left, and anyone playing it comes through that same gatehouse.

Stay on Grande Dunes Boulevard past the course and a second gate stands before the entrance to the neighborhoods themselves. That is the one that makes those streets private — Cadiz, Capri Village, the Members Club neighborhoods, Milano, Palermo, Riviera Village, Tuscany Village and Villa Venezia all sit behind it.

Over the bridge the neighborhoods divide left and right. To the left — Palermo, Milano, Villa Venezia, Cadiz, Villa Firenze and Capri Village — some homes line the Resort Course. To the right — Riviera Village, Tuscany Village, the Members Club, Members Club Enclave and the Golf Cottages — some line the Members Course. Which side an address sits on decides which course it looks out over, and it is the first thing to establish when you are comparing two homes on this side of the water.

The practical effect of the arrangement is a layer of separation you do not get elsewhere in Grande Dunes: golf traffic and neighborhood traffic are divided from each other, not just from the outside world.

Grande Dunes Ocean Club

In Myrtle Beach, the Grande Dunes area is synonymous with quality and its amenities are unmatched. The centerpiece of this massive resort is The Grande Dunes Ocean Club. This oceanfront clubhouse offers members multiple pools, private cabanas, locker rooms, dining with bar service, and even beach services.

Grande Dunes Members Club

For the golf enthusiast, The Grande Dunes Members Club offers 2 exclusive 18-hole golf courses, each with its own clubhouse, pub and dining area, and locker rooms. These courses have been ranked in the top 50 in the country.

The two play very differently in terms of access, and each has its own clubhouse. The Resort Course sits just over the bridge and can be played without a membership — golfers reach it through the Grande Dunes Gatehouse, without passing the second gate into the neighborhoods. The Members Course is further east and requires a Members Club membership.

The club and the neighborhoods named for it are different things, and searchers looking for one often land on the other. The Members Club is the golf membership: it is what opens the Members Course, and it is bought separately from a home, so ask Ashley what membership, if any, comes with a particular listing. The neighborhoods are three gated sections beside the Members Course over the bridge: Members Club, bordered by the course on one side and the Intracoastal Waterway on the other, Members Club Enclave, and the handful of Members Club Cottages beside the Members Club House itself.

Grande Dunes Marina

The amenities continue with The Grande Dunes Marina, one of the best full-service boating facilities on the East coast. This offers members boat slips and boat maintenance. Also, located in the Marina is Myrtle Beach's only restaurant on the Intracoastal Waterway, 357 Raw Coastal Bar at Grande Dunes.

Grande Dunes Tennis Club

The place for tennis in Myrtle Beach is The Grande Dunes Tennis Club. This 6,000 sqft facility features 10 Har-Tru courts with 8 lighted and a complete pro shop catering to all things tennis.

Grande Dunes New Construction

Many Grande Dunes neighborhoods have been built out, yet new building is continually available. The newest are three builder communities: Beach View by Lennar, a gated section a block from the beach on the ocean side; Islecrest by Dream Finders Homes, on the east side of the Intracoastal Waterway just north of Del Webb; and Cascadia by Toll Brothers, over the bridge. Other newer neighborhoods include Members Club Enclave, Villa Venezia, and Living Dunes. Ryan Homes is still building in North Village Estates, the entry point to Grande Dunes, and construction continues in a smaller section on the Intracoastal waterway called Waterside Pointe. The Del Webb 55 plus community is now completely built out, so its homes are resales.
