The prestigious resort community of Grande Dunes is located on the sunny coast of Myrtle Beach, South Carolina. This 2,200-acre master planned resort encompasses fantastic golf course property, picturesque marina and Intracoastal waterfront property, and unmatched luxury beachfront property. Many options exist for available Condos for Sale in Grande Dunes Myrtle Beach, most located in gated neighborhoods and all exude luxury.
There are seven condominium communities inside Grande Dunes, and they are not variations on one another. One is a working resort on the marina. One is oceanfront. One sits on the Resort Course. One is brand new construction a block from the sand. Where a community sits matters more here than how many bedrooms it has. Grande Dunes is often searched as Grand Dunes; both spellings mean this community.
The Seven Grande Dunes Condo Communities
Listed from the most expensive to buy. The monthly fee is shown for each as well, because the two do not track together at all.
Vista del Mar
The pinnacle of luxury Myrtle Beach oceanfront condos, unmatched in opulence and amenities. Two buildings sharing one gate — Portofino at nine floors and Barcelona at eleven — immediately north of the Ocean Club, with each building on its own passcode and a coded elevator into your private foyer. Residences of 2,500 and 4,128 heated square feet, from $1.3 million to $2.7 million. Fee $3,333 to $4,108 a month.
Villa Firenze
Thirteen buildings on San Marcello Drive over the bridge, surrounded by the Resort Course, with its own pool. Every unit has a golf view and eight also have water views. Residences run 2,800 to 3,000 heated square feet with private interior elevators and private two-car garages. $670,000 to $840,000, fee $1,600 a month.
Living Dunes
Townhomes inside the walkable Living Dunes neighborhood, built by CRG Companies, with 8+ miles of trails, ten acres of lakes and fiber based Gigabit internet. A half-mile golf cart ride from the ocean. Plans from $762,000, fee $370 a month.
The Promenade
The newest construction on the ocean side, built by Dream Finders Homes. Three-story townhomes with in-unit elevators, one block from the beach and directly across the street from the Ocean Club. From the $700,000s, fee $313 a month.
Villa Venezia
Two buildings sharing a pool, over the bridge on the Resort Course side. Residences of 2,850 and 3,003 heated square feet with private elevator access, private two-car garages and ten-foot ceilings. Last sold $680,000 and $743,000, fee $1,580 to $1,780 a month. There is a separate page for the Villa Venezia single-family homes.
Villa Marbella
A gated community of four buildings on the Intracoastal Waterway with the Tennis Club next door and the Marina and Ocean Club minutes away. Some residences are direct waterway, some take in the golf course across the water. 1,378 and 1,923 heated square feet, $425,000 to $564,000, fee $977 to $1,224 a month.
Marina Inn
An operating resort on the Intracoastal Waterway at the Grande Dunes Marina, where the residences are individually owned condominiums. Front desk, restaurants, indoor and outdoor pools and a spa downstairs. The larger residences are lockout floor plans. Recent listings have run from the $250,000s to the $450,000s, fee $1,277 to $2,826 a month.
Grande Dunes Villas
Buyers searching for Grande Dunes villas usually mean the three condominium communities that carry the name. Villa Firenze Grande Dunes sits over the bridge surrounded by the Resort Course, with a golf view from every unit, private interior elevators and private two-car garages. Villa Venezia Grande Dunes is two buildings sharing a pool on the same Resort Course side, with private elevator access and ten-foot ceilings. Villa Marbella Grande Dunes is the waterway one, four gated buildings on the Intracoastal beside the Tennis Club.
The two over the bridge are the larger residences, 2,800 to 3,003 heated square feet with fees around $1,600 to $1,780 a month. Villa Marbella runs 1,378 to 1,923 heated square feet at $425,000 to $564,000, the least expensive of the three to buy into, with fees of $977 to $1,224. Buy the Setting First
Because these seven sit in completely different places, the usual condo shopping method does not work here. Sorting by bedroom count or by price puts an oceanfront residence, a golf course residence and a residence inside a working resort next to each other as though they were comparable. They are not.
Decide the setting first — ocean, waterway, golf course, or walkable neighborhood — and the list narrows to two or three before you look at a single listing.
Then ask for the monthly fee, and ask early. The spread across these seven runs from $313 a month at the Promenade to $4,108 at Vista del Mar — more than thirteen times over, and it does not follow the purchase price.
Two examples of how far apart those two numbers sit. Villa Firenze and the Promenade are in a similar purchase range, and their fees are $1,600 and $313 — about $15,000 a year between them. And the Marina Inn is the least expensive of the seven to buy into, yet a three bedroom there carries $2,826 a month, more than any residence at Villa Firenze, Villa Venezia or Villa Marbella.
Ask what the fee covers as well, because that differs a great deal between a townhome and an elevator building. On a condominium the fee is a permanent part of the number you write every month, so it belongs in the comparison from the start rather than at the end.
Grande Dunes Ocean Club

Each course has its own clubhouse, with a pub, dining area and locker rooms.
Grande Dunes Marina
The amenities continue with the Grande Dunes Marina, one of the best full-service boating facilities on the East coast. This offers members boat slips and boat maintenance. Also located in the Marina is Myrtle Beach’s only restaurant on the Intracoastal Waterway, 357 Raw Coastal Bar.
Grande Dunes Tennis Club
The place for tennis in Myrtle Beach is The Grande Dunes Tennis Club. This 6,000 sqft facility features 10 Har-Tru courts with 8 lighted and a complete pro shop catering to all things tennis.
