Second, in Grande Dunes the monthly fee moves the price. Buyers here shop by what a condo costs each month, not only what it costs to buy, so a lower sale price often sits behind a higher HOA fee. Look at the fee next to every sold price, and ask what it covers, before deciding one building is cheaper than another.
