Ocean View Homes for Sale
There exists a one of a kind historic neighborhood in Myrtle Beach where the homes are Ocean View, yet many homes have their own Oceanfront Cabana. This dream neighborhood is called "Cabana Row". These homes are very popular and most have been updated to offer every modern convenience. These homes also sit high enough on a dune where owner's have unobstructed panoramic ocean views.
Myrtle Beach Homes for Sale Near the Beach
In the local MLS an ocean view home is one where the listing agent has flagged the lot as Ocean View or Second Row: the house sits across Ocean Boulevard or one street back from the sand, close enough to walk to the beach in a minute or two, with the water visible from a porch, a balcony or an upper floor. Right now there are usually 20 to 25 of these houses for sale in Myrtle Beach, from about $485,000 for an older cottage on South Kings Highway to about $3.3 million for new construction on Beach Drive, and most of them list between $500,000 and $1 million. A comparable house directly on the beach starts near $900,000 and runs to $7 million, so for many buyers the view from one street back is the better trade.
The lower end of the market is thin. Very few ocean view houses list under $500,000 in any given month, and the ones that do tend to be older homes that need work or sit on a smaller lot. The choice is widest between $600,000 and $1 million, where you will find raised beach houses, renovated mid-century cottages and newer construction across Ocean Boulevard from the sand. If you would rather search the whole city, every listing is on my Myrtle Beach Homes for Sale page, and the houses directly on the sand are on the Myrtle Beach Oceanfront Homes page.

What to Check Before You Buy an Ocean View Home
Ocean view is a description on the listing, not a guarantee. Two houses on the same block can carry the same MLS flag while one looks at the water from every room and the other catches a sliver of it from a third-floor deck. Before you write an offer, stand on the porch and the upper floors at the time of day you would actually be there, and ask what can be built on the lots between the house and the sand.
Second-row houses across Ocean Boulevard also carry different flood and wind insurance costs than a house a few streets inland, and rental rules vary from block to block. I have been through enough of these transactions to know which questions to ask early, and I am glad to walk any of these houses with you.
Frequently Asked Questions
How much do ocean view homes cost in Myrtle Beach?
Ocean view and second-row houses in Myrtle Beach list from about $485,000 to about $3.3 million, and most sit between $500,000 and $1 million. Usually 20 to 25 are on the market at any one time. An oceanfront house on the same stretch of beach starts near $900,000.
What is the difference between ocean view and oceanfront?
Oceanfront means the lot touches the beach with nothing between the house and the sand. Ocean view means the water is visible from the home but the lot sits back from the beach, usually across Ocean Boulevard or on the second row. The view can be similar; the price is usually not.
What is Cabana Row in Myrtle Beach?
Cabana Row is a historic Myrtle Beach neighborhood where the homes are ocean view rather than oceanfront, yet many have their own private oceanfront cabana across the street. The houses sit high on a dune with unobstructed panoramic views, and most have been updated with modern conveniences.
Are there ocean view homes in Myrtle Beach under $500,000?
Occasionally, but not many. Very few ocean view or second-row houses list under $500,000 in a given month, and those that do are usually older homes that need updating. The widest selection is between $600,000 and $1 million.
Are there ocean view homes for sale outside Myrtle Beach?
Yes. North Myrtle Beach has the most, and Surfside Beach, Garden City Beach, Murrells Inlet and Pawleys Island all have ocean view and second-row homes too. Right now there are more for sale in those towns combined than in Myrtle Beach itself. The links under Ocean View Homes in Nearby Beach Towns show every one currently listed.
Can I rent out an ocean view home in Myrtle Beach?
Many owners do, as a vacation rental or long term. Short-term rental rules vary by zoning district and by any homeowners association, so confirm them for a specific property before you make an offer.
