Long Bay Extension is a small, established pocket of oceanfront and near-oceanfront homes on the north end of Myrtle Beach, running roughly from 73rd Avenue North to 82nd Avenue North along Beach Drive, between Ocean Boulevard and Kings Highway. It sits just south of Dunes Cove and The Dunes Club.
Two things set it apart. The lots are large for this close to the water, a quarter acre to nearly half an acre, and there is no mandatory HOA and no monthly fee. What you get in return is a street of originals and rebuilds side by side, with sale prices over the last three years running from $505,000 to $3,200,000.

Eight homes have sold here over the last three years, from $505,000 up to $3,200,000, averaging $1,724,889 or about $443 a square foot. Two sold at $3,200,000: a six-bedroom of 6,200 square feet built in 2024, and an oceanfront home of 6,600 square feet on Beach Drive.

The appeal is the location and the land. The second is buying the lot: an original cottage on a quarter acre or better, a block or two from the sand, with the intention of building. Both are legitimate here, and the neighborhood has been turning over from the first kind to the second for years.
What to watch. Price per square foot is close to meaningless in a neighborhood where a 1953 cottage and a 2024 custom home sit on the same street, so value the land first and the house second. Homes take time to sell here, so build that into your plan on either side of the deal. And with no HOA there is no architectural control, which cuts both ways: nobody tells you what to build, and nobody tells your neighbor either.
