Berkshire Forest is a 600 acre community in Carolina Forest, and the townhomes inside it come in two distinct sections rather than one.

There are three sections. Hawthorne holds the larger townhomes — 3 bedroom, 2 bath, 1,488 to 1,599 square feet, each with an attached two car garage. Heatherstone II has townhomes as well, and it also contains some condos. The third section, Heatherstone, is condos only.

The names are where people get caught. Heatherstone and Heatherstone II are one digit apart and they are not the same section. Heatherstone is condos. Heatherstone II is a mix. So when a listing says Heatherstone, check which of the two it means, then check whether the property itself is a townhome or a condo before you compare it against anything else.

What the Hawthorne HOA Covers

The Hawthorne fee is $515 a month, which reads high next to a single family HOA until you look at what is inside it. It covers lawn care, power washing, pest control, water, sewer, trash, insurance and the roof.

Insurance and the roof are the two that matter. Those are the line items a homeowner carries separately, and the ones that arrive as a large bill at the worst possible time. Before you set this fee against a lower one somewhere else, write down what the lower fee does not cover and add those costs back. That is the only comparison worth making.

Berkshire Forest is also a natural gas community, which is worth knowing when you are estimating what it costs to run the place month to month.

Berkshire Forest Townhome Amenities

The reason to buy a townhome here rather than somewhere else in Carolina Forest is that you are buying into the whole of Berkshire Forest, not a scaled-down version of it. Townhome owners use the same amenities as the houses.

That means the 32 acre Silver Lake with its deep sand beach, used for fishing, kayaking and paddle boarding, and a clubhouse with a fitness center, an entertainment area and a full kitchen.

It also means two pools — the main one resort style with a lazy river and a splash area for younger children, the second beside a fire pit — along with pickleball courts, basketball, a bocce ball court, a dog park, and sidewalks throughout for walking, running and biking.
