Why the Comps Are Thin Here

Two things make Covington Lake East harder to price than most Carolina Forest neighborhoods, and both are in its favor as a place to live. It is small, and the homes are custom.

Small means few sales in a given year. Custom means the ones that do sell are not really comparable to each other — a 1,900 square foot home and a 4,000 square foot home on the same street were built for different people to different specifications. Put those together and the last sale down the road tells you less than it would elsewhere.

The monthly fee is worth a mention too. At $95 it is about as low as a gated neighborhood with a pool gets around here, which matters more on a custom home than it does elsewhere — you are buying the house and the lot, not a long list of shared amenities to pay for every month.

What that means in practice: lean on the specific house rather than the neighborhood average. What it is built of, what it backs onto, whether it has its own pool, and how the square footage is actually laid out will move the number far more than any per-square-foot figure for the neighborhood as a whole.
