Myrtle Beach Luxury Homes for Sale: What They Cost

The luxury market in Myrtle Beach starts around $750,000, and there are usually about 225 houses for sale above that line. Roughly half of them, around 110, list between $750,000 and $1 million: the larger new builds in Grande Dunes and Carolina Forest, golf-course homes in the Dunes Club and Arcadian Shores, and the raised beach houses a street or two from the sand. Another 75 or so sit between $1 million and $2 million: waterway homes in Carolina Forest, golf-course and lake homes in Grande Dunes, and the larger custom builds in the Dunes Club. Roughly 20 list between $2 million and $3 million, and fewer than 20 above $3 million, nearly all of those oceanfront on the Golden Mile, in Dunes Oceanfront or in Briarcliffe Acres, topping out around $7 million. North Myrtle Beach adds another 50 or so over $1 million, led by the Dye Estates and the oceanfront houses in Cherry Grove and Ocean Drive.

What sets the price at this level is frontage rather than square footage. A 4,500 square foot home on a golf course lists for half of what a smaller house on the sand does, and a waterway lot with a dock carries a premium over the same house one street inland.
