Let Me Be Your Guide
As a Certified Luxury Home Marketing Specialist I work in this end of the market regularly. Waterfront property is priced on things a search filter cannot see — the water behind the house, the dock, and what comparable homes on the same stretch actually sold for.
Waterway buyers usually care about one thing above all: can the boat get out. Depth at the dock, bridge clearance between you and the inlet, and whether a lift is already in place all vary along the waterway, and they are not things a listing photograph will tell you.
There is also a real difference between a home on the water and one in a waterway community. Both are listed as waterway properties, and they are not the same purchase.
