Bal Harbor at Grande Dunes
Bal Harbor is a gated neighborhood on the Intracoastal Waterway inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach.
What defines it is simple: 49 homesites, all of them waterway real estate. There is no interior section and no second tier — every lot in the neighborhood reaches the Intracoastal.
How they reach it differs. Some front the waterway directly across the full width of the lot. Others are shaped like keys: the lot runs deep from the street and a narrow portion of the back yard extends out to the water. Both are waterfront, but they are not the same property, and the difference shows up in the view, in what you can do with the back of the lot, and in the price.
A boardwalk runs along the waterway for the length of the neighborhood. Homes start at 3,500 square feet, which sets the scale of what gets built here.
The Grande Dunes Ocean Club comes with ownership. Owners are also offered additional memberships — the layer that opens the Members Club golf courses and the Tennis Club.
Forty-Nine Lots, and No More
Most neighborhoods can absorb demand. Bal Harbor cannot. Forty-nine waterfront homesites is the entire supply, permanently, and every one of them is already spoken for by a home or an owner waiting to build. That is the single most important thing to understand about pricing here.
It also means comparable sales are thin. In a neighborhood this size a year can pass with only a handful of transactions, so a comp from eighteen months ago may be the closest thing available — and it may not reflect where the market is now.
And before you lean on any comp here, check how the lot meets the water. A property with full frontage across the back and one that reaches the waterway through a narrow key are both listed as waterfront, but they do not live the same way or price the same way. That is the first thing I check on a Bal Harbor listing, and it is the easiest thing to miss from a listing sheet.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
