Edgewater at Barefoot Resort
Edgewater is a gated condominium community of ten buildings inside Barefoot Resort in North Myrtle Beach, and the buildings split evenly between the two things people come to Barefoot for: five sit directly on the Intracoastal Waterway and five sit on the Greg Norman course. Every condo has an assigned space in the covered garage under the building and two private storage rooms, one on the same floor as the condo and one down in the garage, so the car, the cart, the clubs and the beach gear all have a home. Behind the gate, each building has secured entry and an elevator, so a top-floor condo is reached without stairs.
What separates Edgewater from the other condo communities in the resort is its own waterfront amenity package. Residents have a private saltwater pool on the waterway with a hot tub, a sun deck and grilling lounge areas, a clubhouse, and a boardwalk along the Intracoastal Waterway with a boat dock for the neighborhood, in addition to the North Tower waterfront pool and the resort amenities: the private oceanfront beach cabana with its gated parking and seasonal shuttle to the beach, the deep water marina, the five-mile walkway, and four championship golf courses at the door.
Edgewater Floor Plans and Prices
The two-bedroom, two-bath plan at 1,403 heated square feet is the plan most buyers are looking at, and it sells between $210,000 and $335,000. That is a larger two-bedroom than the 1,050 square foot plans at Arbor Trace and Cypress Bend, and the price band reflects it. The three-bedroom, two-bath plan at 1,637 heated square feet sells between $255,000 and $435,000, and the width of that band is the water: a course-side three-bedroom and a front-row waterway three-bedroom are the same plan at very different prices. The four-bedroom, three-bath plan at 2,104 heated square feet has sold between $375,000 and $400,000 on the course side; a direct waterway four-bedroom is on the market now at $580,000, which shows how far the water moves the price. Within the community, the first question is water or golf. The five waterway buildings look straight across the Intracoastal Waterway, and a front-row condo in one of them is the view people picture when they think of Barefoot. The five course-side buildings look over the Norman fairways with the quieter setting that comes with it. Then it is the floor: ground-floor condos walk out to the grounds, top-floor condos have nothing overhead, the elevator makes either an easy choice, and an end unit has light from two sides. One more thing sets Edgewater apart from most of the condo communities at Barefoot: short-term rentals are not allowed, so the building you buy into is full of owners and long-term tenants rather than weekend turnover.

The HOA fee at Edgewater is $1,195 a month for the two- and three-bedroom plans and $1,240 for the four-bedroom, roughly double the fee at the walk-up communities like Arbor Trace and Cypress Bend, and a buyer should understand what it is buying before deciding it is too much. A gated entry and secured buildings, a waterfront saltwater pool with a hot tub and a clubhouse, a boardwalk and boat dock on the waterway, a garage and two storage rooms per condo, and the exterior of a building that sits on the Intracoastal Waterway all cost more to run and insure than a walk-up on a fairway. Against a house on the water elsewhere in North Myrtle Beach, where the owner carries the dock, the seawall and the flood policy alone, the fee reads differently.
