The Marina Inn at Grande Dunes sits on the Intracoastal Waterway at 8121 Amalfi Place, in the heart of Marina Village inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach.
It is a working resort with a front desk, restaurants and a staff, and the residences inside it are individually owned condominiums. That combination does not exist anywhere else in Grande Dunes.

What Is On Site
Because the Marina Inn operates as a resort, the amenities are downstairs rather than a drive away. There are indoor and outdoor pools including a heated infinity pool overlooking the water, a fitness facility and spa services.
Dining is on the property: Waterscapes, Reflections Kitchen & Bar, and 357 Raw Coastal Bar at the marina next door — Myrtle Beach’s only restaurant on the Intracoastal Waterway.
Owners have Grande Dunes Ocean Club membership, as every Grande Dunes owner does, along with access to the Grande Dunes Resort Course and the marina itself.
What the Residences Cost
The figures above are recent inventory, not a price schedule. The Marina Inn is more than one building and the residences differ a great deal by position, so a handful of listings is a snapshot rather than a pattern. Read them as a starting point and ask what is available now.
Two things do shape the number. The first is the monthly fee, because buyers here shop by what a residence costs per month rather than by the sticker price. A two bedroom carries $757 a month more than a one bedroom, and that carrying cost comes back out of what people will pay up front — which is why a two bedroom can list below a one bedroom.
The second is position. Some buildings sit directly on the waterway, some carry the better views, and some sit beside the pool complex. Which building a residence is in, what it looks at and where it sits relative to the amenities move the price as much as the bedroom count does. Compare a specific residence against a specific residence, not one category against another.
The fee itself is straightforward, and it climbs with size:

Three Bedroom HOA$2,826 per month
A three bedroom carries about $18,600 a year more than a one bedroom. So a lower purchase price does not necessarily mean a lower monthly cost, and the two numbers have to be read together rather than one at a time. Ask for the current list of what the fee covers as well — at a building where the front desk, the pools, the grounds and the staff run whether you are there or not, a good deal of what a homeowner pays separately is already inside that number.
The Lockout Is the Whole Point
The larger residences here are built with lockout floor plans — the unit divides into two separately accessible spaces, each with its own entry. That is a deliberate design decision, and it is what makes this building different from every other condominium in Grande Dunes.
It means one property can be used more than one way. Occupy the whole thing. Occupy part and make the rest available. Or use neither and treat it as an investment. A conventional condominium gives you one of those options; a lockout gives you all three without buying a second property.
Two things to settle before you write an offer. First, get the current terms in writing — what an owner may and may not do with the unit is governed by the building’s documents, and those are what count, not what a listing says. Second, talk to a lender early: financing on a residence inside an operating resort is underwritten differently than a standard condominium, and it is much easier to line up before you are under contract than after.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop — and it is in Marina Village, a walk from the Marina Inn.
