In the Village
The Market Common townhomes are the brick two and three-story homes on Howard Avenue, Shine Avenue, Murray Avenue and Rosencrans Lane, built 2006 to 2018, with two-car garages and fenced courtyards. Several are live/work buildings with ground-floor commercial space and a residence above. Eight are listed from $335,900 to $675,000, and seventeen sold over the last year averaging $408,194 or $262 a square foot. Fees run $300 to $544.
Market View is the newest and most expensive, built from 2023 and still delivering into 2027: two and three-story brick townhomes with porches on every level and elevator options. Four are listed from $581,811 to $1,249,000, and seventeen sold last year averaging $620,551 or $324 a square foot, the highest rate in the district. Fees run $490 to $683.
High Market and High Market II are the smaller two-bedroom townhomes. High Market, built 2019 to 2022 on Moen Place and Pampas Drive, runs about 1,216 square feet and has been selling around $275,000 with a $400 fee. High Market II, built from 2024 on Maxine Court and Rebecca Lane, is about 1,192 square feet, has been selling around $305,000, and its fee is about $300.
Townhomes Inside the Single-Family Neighborhoods
Belle Harbor Townhomes on Blue Crane Circle are the newest, built in 2021 and 2022, and the largest, at about 2,040 to 2,160 square feet. Five sold last year averaging $363,600 or $176 a square foot in just 58 days, the quickest turnaround of any Market Common community. The fee is about $264. Emmens Preserve Townhomes sit on Heritage Loop, Culbertson Avenue and Matriarch Court, built 2011 to 2017. Ten sold last year from $310,000 to $415,000, averaging $367,240 or $199 a square foot, with fees around $307. Owners here use the full Emmens Preserve amenity center, which is the best in the district.
The Standalone Communities
Seagate Village is the 1958 former Air Force base housing between Myrtle Beach State Park and the village. The homes are detached brick one-story houses with yards and carports, titled as condominiums. Thirty-three sold last year from $175,000 to $342,000, averaging $249,279. Fees average $393 and include water, sewer, trash, insurance and the yard.
Windsor Gate was built 1999 to 2002 on Crepe Myrtle Court, Chestnut Drive and Evergreen Way. Nine sold last year from $197,500 to $297,000, averaging $241,944. The fee is about $380 and covers the pool, water, sewer, trash, cable and internet.
The Sail House is a small 2016 and 2017 enclave of two-bedroom townhome-style units of about 1,200 square feet, selling around $266,000. The fee of roughly $366 covers water, sewer, trash, internet, cable, phone, insurance and the grounds.

Walk to Dinner
The Market Common townhomes and Market View sit in the village core.
The fee is where these communities differ most, and the headline number misleads. A $264 fee at Belle Harbor Townhomes and a $393 fee at Seagate Village are not 50 percent apart in real terms, because Seagate's covers water, sewer and exterior maintenance that Belle Harbor's does not. Ask for the inclusion list on any unit you are serious about and compare total monthly cost, not the fee alone.
The other thing to know is that a single MLS search cannot show you all nine. They are filed under nine separate neighborhood names, and several sit in the condo category rather than residential, so buyers routinely see a third of what is actually available. Choosing Between Them
The decision usually comes down to three questions. Do you want to walk to dinner or drive a golf cart? Do you want a yard? And how much do you want inside the fee?
If walking out your door into the village is the point, The Market Common townhomes and Market View are the only real options. If you want a yard and a detached house at the lowest price in the district, that is Seagate Village. If you want newer construction and space, look at the Belle Harbor and Emmens Preserve townhomes, which also give you access to those neighborhoods' pools and amenity centers. And if you want the shortest list of bills, The Sail House and Windsor Gate put nearly everything into one monthly payment.
