Two are listed, at $269,900 and $275,000. Seven have sold over the last three years, from $255,000 to $270,000, averaging $266,143, and the single sale in the last twelve months went at $258,000 or $215 a square foot after 158 days.

That is an unusually tight price band, and it is because the units are nearly identical: same year, same size, same layout. Unlike Seagate Village, where condition swings the price by $150,000, a Sail House unit is priced off finishes and which building it sits in rather than off floor plan.

Two or three sales a year in an enclave this small means patience on both sides. If you are buying, expect a limited choice; if you are selling, expect a buyer who has looked at every other unit that traded here.

Living in The Sail House

The Sail House sits inside the Market Common village itself, so the restaurants, shops, grocery stores, the movie theater and the bowling alley are a short walk or a golf cart ride away, and Myrtle Beach State Park and the beach are minutes east. Units have private fenced patios and a landscaped courtyard, and there is a clubhouse.

Interiors run to hardwood floors, granite counters, stainless appliances, crown molding and a formal dining room that works as a home office. The primary bedroom and a second bedroom are upstairs, each with a full bath, and there is a half bath on the main level.

The Sail House HOA

The fee runs about $333 to $400 a month. It covers water, sewer, trash, internet, cable, phone, building insurance, pest control, grounds maintenance, the common areas, security and association management. For a 1,200 square foot unit that is close to an all-in number, which is why the figure looks high against a single-family HOA and is not really comparable to one.
