- Inside the city A golf cart friendly carriage home at Market Common inside Myrtle Beach city limits, with a fee that includes lawn care.
- Older homes on bigger lots A 1975 brick ranch on nearly half an acre near Surfside Beach, with a low fee and more land than most of the newer homes in the band.
- Water and pond lots Lake lots in Longs and Carolina Forest, pond views throughout, and new construction in an Intracoastal Waterway community in Socastee.

The Choice of a Gate
Gated communities become an option near $400,000, at the cost of some size.
That last trade is the one worth understanding. The largest homes in this band, 2,500 square feet and up, sit in communities without a gate. The smaller ones buy a gate, a city address or a resort style amenity package, and the fee usually rises to match.
New Construction Between $300,000 and $400,000
This band has more new construction than any other, which is worth knowing because a new home and a twenty year old home at the same price are very different purchases.
Recent listings have included Pulte in Socastee, Mungo in Conway and Beverly Homes near Georgetown, along with new homes in gated Waterbridge in Carolina Forest. Several of these are 2025 and 2026 builds, so the buyer is choosing between a new house further from the beach and an established one closer in.
Two things separate them in practice. A new home usually means current building code, a warranty and nothing to replace for years, while an older home in an established neighborhood usually means a larger lot, mature trees and a lower fee. Neither is the better buy on its own, but knowing which you want narrows the search quickly.
