Myrtle Beach Homes For Sale With a Pool
All Listings Updated Every 3 Minutes
The swim season here runs most of the year — which is why a private pool holds its value on the Grand Strand in a way it does not further north.
A private pool is one of the most requested features in the Myrtle Beach market, and for good reason. The climate supports swimming for a large part of the year, and for anyone who rents their property, a pool is among the strongest drivers of bookings.
It is also one of the features where what you are buying varies most. A screened in-ground pool on a private lot is a different proposition from a community pool you share with two hundred neighbors, and the ongoing costs differ just as widely.
Private Pool or Community Pool
Both are common here, and they suit different buyers.
Private Pool
Yours alone, available whenever you want it, and a significant draw if you rent the property. You carry the maintenance, the insurance and the repairs.
Community Pool
Maintained by the association and paid for through your fee. No upkeep, but shared, and busiest exactly when you most want to use it.
Both
Some communities allow private pools alongside the shared amenities. That combination is less common than buyers expect, so it is worth checking early.
Several communities on the Grand Strand are known for their pool amenities specifically. Waterbridge in Carolina Forest has one of the largest residential pools in South Carolina. North Beach Plantation has a three-acre oceanfront pool complex with infinity pools, a swim-up bar and private cabanas. Grande Dunes owners have the Ocean Club with its oceanfront pool complex, and Kingston Plantation has a waterpark on site.
What to Check Before You Buy
- Can you even add one? If the home does not have a pool and you plan to put one in, check the association rules and the lot before you buy. Many communities require architectural approval, some prohibit private pools entirely, and some lots simply do not have the space or the access for equipment.
- Insurance. A pool affects your homeowners policy, generally through the liability side. Ask your agent what it does to the premium before you commit, particularly on a coastal property where the base cost is already high.
- Barriers and safety. Pools are subject to fencing and barrier requirements. On a resale, confirm the existing setup complies rather than assuming it does.
- Age and equipment. Pumps, heaters, liners and salt systems all have a service life. Ask when each was last replaced, and have the pool inspected alongside the house.
- Screened or open. Screened enclosures cut down on insects and debris and extend the usable season, but they add cost and eventually need re-screening.
Pools and Rental Income
If you intend to rent the property, a private pool changes the calculation. It widens the pool of guests who will book, supports a higher nightly rate, and extends bookings into the shoulder seasons when the ocean is too cool for swimming.
Confirm the rental rules first. Some communities permit nightly vacation rentals, some allow long-term tenants only, and some prohibit renting altogether — and a pool does you no good if you cannot rent the house. Bear in mind too that a property used as a second home or investment is assessed for property tax at 6% rather than the 4% primary residence rate, which is covered on the Horry County Property Tax page.
Let Me Be Your Guide
I am a Certified Luxury Home Marketing Specialist. At the upper end a pool is close to expected rather than a bonus, and what matters becomes the quality of the installation and how well it suits the lot.
The mistake I see most often is a buyer falling for a house and assuming a pool can be added later. Sometimes it can. Often the association will not approve it, or the lot cannot take one, or the access needed to get equipment into the back yard does not exist. That is worth settling before you make an offer, not after.

Frequently Asked Questions
Can I add a pool to a home that does not have one?
Sometimes, but not always. Many communities require architectural approval, some prohibit private pools entirely, and some lots lack the space or the side access needed to get equipment into the back yard. Check the association rules and the lot before making an offer.
Which Myrtle Beach communities have the best pools?
Waterbridge in Carolina Forest has one of the largest residential pools in South Carolina. North Beach Plantation has a three-acre oceanfront pool complex with infinity pools and a swim-up bar, Grande Dunes owners have the Ocean Club pool complex, and Kingston Plantation has a waterpark on site.
Does a pool increase a home's value in Myrtle Beach?
A pool is one of the most requested features here, and the long swim season supports that. It matters most on properties that are rented, where a private pool widens the set of guests who will book and supports a higher nightly rate.
How does a pool affect homeowners insurance?
A pool generally affects the liability side of a homeowners policy. It is worth asking your insurance agent what it does to the premium before committing, particularly on a coastal property where the base cost is already high.
What is the difference between a private pool and a community pool?
A private pool is yours alone, available whenever you want it and a draw for renters, but you carry the maintenance, insurance and repairs. A community pool is maintained by the association and paid for through your fee, but it is shared and busiest when you most want to use it.
What should I inspect on an existing pool?
The age and condition of the pump, heater, liner and any salt system, and whether the fencing and barrier setup complies with current requirements. Have the pool inspected alongside the house rather than assuming it is included.
