Homes For Sale $600,000 - $700,000

All Listings Updated Every 3 Minutes

The range where the amenity package becomes part of what you are buying.

Between $600,000 and $700,000 something changes that buyers notice on the monthly statement rather than the listing sheet. Below this range most association fees sit under $100. Here they routinely run three hundred and more, because this is where resort style communities, private elevators and 55+ amenity packages enter the market.

What $600,000 to $700,000 Buys in Myrtle Beach

These are the kinds of homes that list in this range, from Little River in the north down to Pawleys Island. They show the spread rather than setting a price for any particular home.

  • Walking distance to the ocean New construction about three minutes on foot from the sand at around 1,650 square feet, and a fully remodeled home on the Golden Mile steps from the beach with a detached guest house and no HOA at all.
  • Raised beach homes with elevators Private in-unit elevators turn up in Murrells Inlet near the MarshWalk and at Pawleys Island, in homes designed with them rather than retrofitted. One gated Pawleys Island community east of Business 17 pairs the elevator with marsh views to the ocean horizon, a whole home generator, a community pool and a pier.
  • Resort style new construction A 2024 home of about 2,900 square feet on a pond homesite in Grande Dunes North Village, a block from a new amenity center with a zero entry pool, fitness center, yoga room and pickleball courts, plus Grande Dunes Ocean Club access and a community shuttle to the beach.
  • Golf communities Nearly 4,000 square feet with every bedroom en suite in a Jack Nicklaus community at Long Bay, and homes inside guard gated Pawleys Plantation.
  • Gated and new A new home of about 3,400 square feet in gated Indigo Bay, at the larger end of what this range buys.
  • 55+ communities New construction at Del Webb in North Myrtle Beach, about a mile and a half from the ocean and golf cart friendly, with a fee that includes yard care and internet.

Why HOA Fees Jump in This Range

This is the clearest break on the whole price ladder. In the range below, fees commonly run $74 to $100 a month. Here they reach $315 and $343, and the reason is that you are buying into something rather than simply buying a house.

Amenity Centers

Zero entry pools, fitness centers, yoga rooms and pickleball courts, sometimes within a block of the front door.

Beach Access

Ocean club membership and, in one community, a shuttle that runs to the beach so you do not park.

Maintenance Included

In the 55+ communities the fee often covers yard care and internet, which changes what the number means.

The exception proves the point. A remodeled home on the Golden Mile at this price carries no association at all, and you are steps from the sand with nothing shared and nothing maintained for you. Both are reasonable purchases. They are simply not the same purchase, and the asking price alone will not tell you which is which.

Elevators and Raised Beach Homes

This is the range where the private elevator stops being a luxury item and starts being a design feature. Raised beach homes put the living space a full level above the ground, which is how they handle a coastal lot, and in this band they are commonly built with an elevator rather than having one added later.

It matters more than it sounds. A raised beach home without one asks you to carry groceries up a flight of stairs every day, and it asks the same of anyone who visits. Buyers planning to stay in a home long term tend to treat it as a requirement rather than an upgrade, and it is worth asking whether a home has one, has the shaft framed for one, or has neither.

Two things tend to travel with these homes. Many sit in a flood zone, which is what the raised construction is answering, so ask about flood insurance early rather than at the appraisal. And several carry a whole home generator, which is worth more here than the listing sheet suggests.

At this price the question I ask buyers first is whether they want amenities or independence. The answer sends the search in opposite directions, and it is worth settling before you start looking rather than after three weekends of showings.

Run the fee into the monthly number too. A $343 fee is roughly the same as $60,000 more in purchase price over the life of a loan, so it belongs in the comparison rather than as a footnote to it.

Frequently Asked Questions

What can you buy for $600,000 to $700,000 in Myrtle Beach?

A smaller home within walking distance of the ocean, a raised beach home with a private elevator in Murrells Inlet or Pawleys Island, resort style new construction of about 2,900 square feet with an amenity center and Ocean Club access, nearly 4,000 square feet in a golf community, or new construction in a 55+ community.

Can you walk to the beach from a home in this price range?

Yes. New construction listing in this range sits about three minutes on foot from the sand, and remodeled homes on the Golden Mile are steps from it. Expect roughly 1,650 to 2,100 square feet rather than the 3,000 and more the same money buys inland.

Why are HOA fees higher between $600,000 and $700,000?

Because the fee is buying an amenity package rather than basic common areas. Fees here reach $315 to $343 a month in communities with amenity centers, ocean club access or included yard care and internet, while the range below commonly runs $74 to $100.

Are there homes with elevators in this price range?

Yes. Raised beach homes in Murrells Inlet and Pawleys Island list in this range with private in-unit elevators built in rather than retrofitted, which matters on a home where the living space sits a full level above the ground. Homes like these often sit in a flood zone, which is what the raised construction answers, so ask about flood insurance early.

Are there 55+ communities between $600,000 and $700,000?

Yes. Del Webb in North Myrtle Beach lists new construction in this range, about a mile and a half from the ocean and golf cart friendly, with a fee that includes yard care and internet.

Can you buy in Grande Dunes for under $700,000?

Yes, in North Village, where recent listings include a 2024 home of about 2,900 square feet on a pond homesite with a three car garage. Ownership includes the Grande Dunes Ocean Club, and the community runs a shuttle to the beach.

Let's work together.
