Homes For Sale $200,000 - $300,000
All Listings Updated Every 3 Minutes
The band where a house stops being a cottage and starts being a house.
Between $200,000 and $300,000 the Myrtle Beach market changes shape. At the bottom you are looking at around 800 square feet, two bedrooms, and an older home. At the top you are looking at close to 1,900 square feet, four bedrooms, a gate at the entrance, or a brand new house. Very little else on the price ladder shifts that much across a single hundred thousand dollars.
What $200,000 to $300,000 Buys in Myrtle Beach
These are the kinds of homes that list in this range, from Little River in the north down through the Socastee and Surfside areas. They show the spread rather than setting a price for any particular home.
- At the bottom of the band Around 800 square feet, two bedrooms, built anywhere from the 1950s to the 1980s. Older homes on their own land in Conway with no association, and small homes in established communities closer in.
- Around $300,000 1,600 to 1,900 heated square feet, three and four bedrooms. A meaningful step up rather than a slightly larger version of the same thing.
- New construction One level new homes in Longs near the top of the band, from builders including D.R. Horton and The Beverly Group. Roughly 1,400 to 1,600 heated square feet, two car garage, fees around $75 to $80 a month, some on lake or corner lots.
- Gated communities A four bedroom home in a gated golf and yacht community south of 544, with a fee under $100 a month. Gates are not reserved for the upper end of this market.
- Golf communities A 2006 home in a golf community in Little River, inside the city limits, with a first floor primary suite, a garage and a community pool.
- Maintenance covered communities Communities where the fee covers water, sewer, cable, internet, insurance, roof and weekly lawn care, which trades a higher monthly fee for a much shorter list of things to worry about.

What Changes Across This Band
Between $200,000 and $300,000 the homes roughly double in size. That is the largest proportional jump anywhere on the price ladder, and it is why the bottom and the top of this range feel like different markets.
800 to 1,900 Square Feet
Two bedrooms at the bottom of the band, four at the top.
1950s to Brand New
The extra money buys a newer house as much as a bigger one, and new construction reaches into the top of this band.
A Garage and a Yard
Attached garages and usable lots become normal near the top of the range.
It is worth being honest about the bottom of this band. At $200,000 you are buying a small older home, often well inland, and in some cases in a resort community where the land is leased rather than owned. Those are perfectly good purchases for the right buyer, but they are not what most people picture when they picture a house in Myrtle Beach.
Gated and Golf Communities Under $300,000
Buyers are often surprised that a gate is available at this price. It is, and so is a golf community.
A gated golf and yacht community south of 544 has four bedroom homes near the top of this band with an association fee under $100 a month. A golf community in Little River sits inside the city limits with a community pool and a fee around $120. Neither is the resort style amenity package you would find further up the market, but both include the things buyers most often assume they cannot afford here.
What that changes is the shape of the search. If a gate matters to you, this range does not rule it out, though you will generally be choosing an established community rather than a new one, and a home built in the 2000s rather than in the last few years.
Let Me Be Your Guide
This is the range where the difference between the bottom and the top is the largest, so a buyer who says "around $250,000" is describing two very different houses. Deciding whether you need the square footage or the location narrows it quickly.
The other thing worth doing early is running the association fee into the monthly payment. At this price a $330 fee and a $95 fee are not a detail, they are the difference between two homes you could otherwise afford equally.

Frequently Asked Questions
What can you buy for $200,000 to $300,000 in Myrtle Beach?
At the bottom of the range, a small older home of about 800 square feet with two bedrooms, often inland in Conway or in an established community. At the top, a three or four bedroom home of 1,700 to 1,900 square feet built in the 2000s, sometimes in a gated or golf community.
How much bigger is a $300,000 home than a $200,000 home here?
Roughly twice the size. Homes near $200,000 run about 800 square feet, while homes near $300,000 reach 1,700 to 1,900. It is the largest proportional jump on the price ladder.
Can you buy in a gated community for under $300,000?
Yes. A gated golf and yacht community south of 544 has four bedroom homes near the top of this range with a fee under $100 a month. Expect an established community and a home built in the 2000s rather than new construction.
Is there new construction between $200,000 and $300,000?
Yes, near the top of the range, and mostly in Longs. Recent listings from D.R. Horton and The Beverly Group run around $295,000 for one level homes of roughly 1,400 to 1,600 heated square feet with a two car garage, with fees around $75 to $80 a month. Some are still under construction, which means you may be able to choose finishes. Expect to be further from the beach than an established community at the same price.
What are HOA fees like between $200,000 and $300,000?
They range widely. Some older homes have no association at all, gated and golf communities in this band run roughly $95 to $125 a month, and maintenance covered communities reach about $330, where the fee includes water, sewer, cable, internet, insurance, roof and lawn care.
Can you buy near the beach in this price range?
Not generally in a house. Homes in this band sit mainly inland or in established communities a few miles back, with Little River at the northern end. Condos are where this budget gets closer to the sand.
Is this a good range for a first home in Myrtle Beach?
It is where most buyers start, and the top of the band is where a home stops being a compromise. If your budget stretches toward $300,000, the difference in what you get is larger here than in any other hundred thousand dollar step.
