Homes For Sale $500,000 - $600,000

All Listings Updated Every 3 Minutes

In this range the choice is rarely more house. It is a better lot, a newer build, or a shorter trip to the sand.

Half a million to six hundred thousand is one of the busiest parts of the Myrtle Beach market, and one of the widest. The same money reaches from a four or five bedroom home in Carolina Forest to a smaller home you can take a golf cart to the beach from, or half an acre with no association at all.

What $500,000 to $600,000 Buys in Myrtle Beach

These are the kinds of homes that list in this range. They are meant to show the spread rather than to set a price for any particular home.

  • Carolina Forest Four and five bedroom homes of 2,700 to 3,200 square feet in communities like The Farm, Berkshire Forest and Bella Vita, several on lake or pond lots.
  • Cherry Grove, North Myrtle Beach A four bedroom of about 1,780 square feet a golf cart ride from the beach, with a $30 monthly HOA.
  • Pawleys Island A 1998 home of about 1,790 square feet a short golf cart ride down the causeway, and 1980s homes on half acre lots in Litchfield Country Club, on the golf course.
  • Intracoastal Waterway communities New construction in Little River with a community boat dock, and a 2026 home with a private kayak launch.
  • Tidewater Plantation, North Myrtle Beach Guard gated, with waterway, marsh and golf views and an oceanfront cabana. The HOA runs over $500 a month.
  • Longs and Conway New homes on more than half an acre with no HOA, and a 1967 all brick colonial of about 3,900 square feet inside Conway city limits.
  • Market Common, Myrtle Beach A 2018 home of about 3,200 square feet inside the city limits, walkable to shops and restaurants, with a $79 HOA that includes the pool.
  • Surfside Beach A 2021 four bedroom with a three car garage on a third of an acre, about a mile from the beach, in a natural gas community that allows RVs and boats.
  • Murrells Inlet A 2024 five bedroom of about 3,000 square feet in a golf community, with two first floor primary suites and a $100 HOA that includes internet.

Where the Extra $100,000 Goes

Moving from $500,000 to $600,000 does not usually buy much more square footage. It buys a newer house, a better position, or a shorter drive to the water.

A Newer Build

At the top of the band, 2021 to 2024 construction is common. At the bottom, more of the inventory dates from the 1980s and 1990s.

A Better Address

Inside Myrtle Beach city limits, at Market Common, or close enough to the beach for a golf cart.

A Better Lot

Lake, pond, marsh or golf frontage, or a half acre and more where the community allows it.

The one thing that does not track price in this range is size. Some of the largest homes here, over 3,000 square feet, sit at the bottom of the band in Carolina Forest and Conway, while the smallest sit near the beach at the top of it.

HOA Fees Between $500,000 and $600,000

This is the part of the purchase buyers underestimate most in this price range, because the fees vary more than the prices do. Listings in this band carry HOA fees from about $30 a month to over $500.

A guard gated community with an oceanfront cabana sits at the top of that range. A home on a half acre with no association sits at the bottom, which is to say there is no fee at all. In between, most Carolina Forest and Murrells Inlet communities run between $75 and $160, and several include internet or trash.

Two homes at the same price with a $450 monthly difference in fees are not the same purchase. Over ten years that gap is larger than most kitchen renovations, so it is worth asking what each association actually covers before comparing the homes themselves.

Let Me Be Your Guide

Buyers searching this range are usually choosing between two very different things: more house further inland, or less house closer to the water. Knowing which one matters to you narrows the search faster than any filter will.

If you are comparing communities in this range, the fee, the lot and the age of the home will tell you more than the asking price does. I am happy to walk through the differences before you start scheduling showings.

Frequently Asked Questions

What can you buy for $500,000 to $600,000 in Myrtle Beach?

A four or five bedroom home of 2,700 to 3,200 square feet in Carolina Forest, a smaller home within a golf cart ride of the beach in Cherry Grove or Pawleys Island, new construction in an Intracoastal Waterway community, or half an acre and more with no HOA in Longs and Conway.

Can you buy a home near the beach for under $600,000 in Myrtle Beach?

Yes, though it will be smaller than an inland home at the same price. In this range homes within a golf cart ride of the sand run roughly 1,650 to 2,100 square feet, while the same money inland reaches 3,000 square feet and more.

Are there new construction homes between $500,000 and $600,000?

Yes. New and nearly new construction is well represented at the top of this band, including golf communities in Murrells Inlet, Intracoastal Waterway communities in Little River, and homes on larger lots in Longs and Conway.

What are HOA fees like in this price range?

They vary widely. Listings between $500,000 and $600,000 carry fees from about $30 a month to over $500. Guard gated communities with resort amenities sit at the top, homes with no association at the bottom, and most Carolina Forest and Murrells Inlet communities fall between $75 and $160.

Can you get a home with no HOA in this price range?

Yes. Homes on half an acre and more with no association turn up in Longs and Conway, and some older homes closer to the beach have either no association or a voluntary one.

Do homes in this range come with a pool?

Some do. Homes with a private pool start below this range and continue through it, though a community pool included in the HOA fee is far more common here. My Myrtle Beach homes with a pool page covers which communities allow a private one.
