More than sixty gated neighborhoods across the Grand Strand, from waterway estates to 55+ villages.

Gated communities appeal to buyers for different reasons. Some want the security of a manned or coded entrance, particularly if the home will sit empty part of the year. Others want the quieter streets that come with no through traffic. And in most cases the gate signals a community with its own amenities, maintained landscaping and consistent standards.

Below are the gated home neighborhoods across the Grand Strand, from Grande Dunes and Carolina Forest through Myrtle Beach, North Myrtle Beach, Surfside Beach, Murrells Inlet and Pawleys Island.

Grande Dunes

Grande Dunes has more gated neighborhoods than anywhere else on the Grand Strand. They divide by position relative to the Intracoastal Waterway, and the section over the bridge is double gated — a manned gate at the bridge, then a second gate before the neighborhoods themselves.

Two of these are new construction: Islecrest, being built by Dream Finders Homes in the Marina Village section along the waterway, and Cascadia, being built by Toll Brothers over the bridge.

Four of the gated neighborhoods in Carolina Forest sit on the Intracoastal Waterway.

Association fees vary just as widely, and so does what they cover. In some communities the fee includes lawn maintenance and amenity access; in others it covers the gate and little else. It is worth understanding before you compare two gated communities on price alone.

Which Myrtle Beach area has the most gated communities?

Grande Dunes, by a wide margin. It has eighteen gated neighborhoods, most of them behind the manned gate on the west side of the Intracoastal Waterway, plus gated sections on the waterway, between the waterway and the Ocean Club, within Del Webb, and west of the waterway.

Are gated communities more expensive?

Generally yes, though not always. The gate usually comes alongside amenities and maintained common areas, and the association fee reflects that. Two gated communities at the same home price can carry very different monthly costs.

Are all gates manned?

No. Some communities have a manned gate around the clock, others use a coded or card-operated arm, and some gate only the main entrance. The Grande Dunes section over the bridge is double gated, with a manned gate at the bridge and a second gate before the neighborhoods. It is worth asking which arrangement applies before assuming a level of security.

Which gated communities are on the water?

Bal Harbor at Grande Dunes sits on the Intracoastal Waterway. Carolina Waterway Plantation, The Battery on the Waterway, Waterway Palms Plantation and The Bluffs on the Waterway in Carolina Forest all have waterway access, Cypress River Plantation has Waccamaw River access with a boat launch, and Prince George Ocean in Pawleys Island is oceanfront.

Are there gated 55+ communities?

Yes. Waterside Edge and Waterside Pointe are gated sections within Del Webb at Grande Dunes, and Carillon at Tuscany is a gated 55+ section in Carolina Forest.
