Clearwater Bay is a community of garage condos at 6244 Catalina Drive inside Barefoot Resort in North Myrtle Beach, overlooking the Greg Norman course with woods behind. Every plan comes with an attached garage, which puts Clearwater Bay closer to a townhome than to the three-story walk-ups elsewhere in the resort, and five plans give a buyer a real choice: a one-level two-bedroom at 1,460 heated square feet, the Madera model, a two-story three-bedroom at 1,732 heated square feet with the primary suite downstairs and two bedrooms and a loft upstairs, the Catalina model, a three-bedroom at 2,154 heated square feet with vaulted ceilings and a two-car garage, and two four-bedroom plans at 2,500 heated square feet, each with the primary suite on the first floor and a two-car garage.
Ownership brings the whole of Barefoot with it: four championship golf courses at the door, the private oceanfront beach cabana with its gated parking and seasonal shuttle to the beach, the deep water marina on the Intracoastal Waterway, and the five-mile walkway around the property. Clearwater Bay residents also have their own clubhouse and a zero-entry pool, set between two ponds in the middle of the community, and some condos here come with a transferable golf membership.
Clearwater Bay Floor Plans and Prices
The one-level two-bedroom, two-bath plan is the reason most buyers look at Clearwater Bay. At 1,460 heated square feet with no stairs and a garage at the door, it suits a full-time resident who wants to stay put for years, and it sells between $325,000 and $380,000. The Madera model, a three-bedroom, three-bath plan at 1,732 heated square feet, adds a second story with two bedrooms and a loft over a first-floor primary suite, so the owner still lives on one level and the upstairs is for guests, grandchildren or a golf group; it has a one-car garage and is priced around $422,000. The largest is the Catalina model: three bedrooms and three baths at 2,154 heated square feet with vaulted ceilings, the primary suite plus a second bedroom and bath on the first floor, one bedroom and bath upstairs, and a two-car garage. The Catalina is priced around $520,000. The two four-bedroom plans are the top of the community, both at 2,500 heated square feet with a two-car garage. The four-bedroom, three-and-a-half-bath plan keeps the primary suite on the first floor and is priced around $570,000. The four-bedroom, four-bath plan puts the primary and a second bedroom with its own bath on the first floor and two more en suite bedrooms upstairs, so every bedroom has its own bath, which is the plan for a golf group or a family that comes in waves; the last one sold for $585,000. Every plan carries the same $556 monthly fee, and short-term rentals are allowed, so the larger plans work as golf-group rentals as well as second homes.
Views are the other variable. The community backs up to the Norman course with woods beyond it, and the clubhouse, pool and ponds sit in the center, so a condo faces the fairway, the trees or the water depending on where it sits. The HOA fee at Clearwater Bay is $556 a month regardless of plan, and it covers more than most buyers expect: basic cable, internet, water, sewer, trash, pest control, building insurance, landscaping and access to the community amenities. That leaves little outside the fee beyond electricity and the owner's own policy on the contents. That matters when comparing Clearwater Bay against a house in the resort, where the owner carries the insurance, the yard and every utility on top of a lower association fee.
