Avista Resort North Myrtle Beach
A full-service oceanfront resort tower three blocks from Main Street, with one-, two- and three-bedroom condos and a fee that covers the electric bill.
Avista Resort is an oceanfront high-rise condominium at 300 North Ocean Boulevard in the Tilghman Beach section of North Myrtle Beach, Horry County, South Carolina, about three blocks from Main Street and the Ocean Drive district. Built in 2005 of concrete and steel, it is one of the few true resort towers in North Myrtle Beach, with units up to the seventeenth floor and climate-controlled enclosed corridors instead of open walkways.
The resort runs like a hotel: indoor and outdoor pools, lazy rivers, hot tubs, a fitness center, on-site dining, a lounge, a general store and meeting facilities, and it has won Tripadvisor Travelers' Choice awards. The condos come in three sizes: one-bedroom, one-bath units of about 500 to 750 square feet, two-bedroom, two-bath units of about 1,000 to 1,060 square feet, and three-bedroom, three-bath units of about 1,300 to 1,500 square feet, with the larger plans on the oceanfront corners. Every unit sells furnished, and many rent year round.

Avista Resort Condos for Sale
Thirty-five Avista Resort condos sold over the last three years, from about $215,000 for a one-bedroom to $645,000 for a three-bedroom, at an average of about $358,000. One-bedrooms have sold from about $215,000 to $305,000, two-bedrooms from about $408,000 to $465,000, and three-bedrooms from about $570,000 to $645,000. With that many sales the building prices itself clearly: unit size first, then floor and whether the balcony faces the ocean directly, then the updates inside and the rental history.
Eleven Avista Resort condos are for sale right now, from about $205,000 for a one-bedroom to $625,000 for a three-bedroom, and two more are under contract. Seven of the eleven are one-bedrooms, so a buyer looking for the smallest oceanfront entry in North Myrtle Beach usually has a choice of floors here.
Avista Resort HOA and Amenities
The HOA fee runs about $965 a month on a one-bedroom, about $1,330 on a two-bedroom and about $1,805 on a three-bedroom. It is one of the most complete fees on the Grand Strand: it carries the electricity, water, sewer, trash, cable, internet and phone, the building insurance and the HO-6 contents insurance, pest control, grounds, the pools and recreation facilities, and association management. Owners plan for little beyond the fee, property taxes and any rental management charge.
Amenities include indoor and outdoor pools, lazy rivers, hot tubs, a fitness center, on-site dining and a lounge, a general store and meeting space, with elevators, security and the beach a few steps from the pool deck. Because the building operates as a resort, owners can place a unit with the on-site rental program or an outside company; one recent listing rented through North Beach Realty.
