Eighty-seven Bay Watch condos sold across the three towers over the last three years, from about $107,000 for a studio to $485,000 for a two-bedroom on the eighteenth floor of the South Tower, at an average of about $269,000. Thirty-four of those closed in the last twelve months, at an average of about $272,000. Studios have sold from about $107,000 to $170,000, one-bedrooms from about $180,000 to $290,000, two-bedrooms from about $335,000 to $485,000 and three-bedrooms from about $444,000 to $450,000.

About forty-four Bay Watch condos are listed right now across the three towers, from about $118,000 for a studio to $550,000 for a renovated three-bedroom, and another seven are under contract. Floor, view, renovation and rental history set the price, and a buyer can usually choose between several units of the same plan.

Bay Watch Resort HOA and Amenities

The HOA fee scales with the unit: about $425 a month for a studio, $610 for a one-bedroom, $1,060 for a two-bedroom and $1,335 to $1,355 for a three-bedroom. It covers the unit's electricity, internet, water, sewer, trash, pest control, security, grounds, the pools and recreation facilities and association management, with building insurance included on some units. With electricity in the fee, the monthly cost is closer to all-in than at most buildings. Owners carry a walls-in HO-6 policy.

The resort counts more than eighteen water features: oceanfront pools, indoor pools, lazy rivers, kiddie pools and hot tubs. Every tower has elevators, pets are allowed with restrictions, and most units sell furnished and in short-term rental use.
