Thirty-six Crescent Shores condos sold over the last three years, from about $450,000 for a two-bedroom to $695,000 for a four-bedroom on the fifteenth floor, at an average of about $590,000, about a dozen sales a year between the two towers. The two-bedrooms sold from about $450,000 to $517,500, the three-bedrooms from about $532,500 to $665,000 and the four-bedrooms from about $600,000 to $695,000, with the top of each range going to renovated units on the upper floors.

Thirteen condos are listed right now, from about $490,000 for a two-bedroom to $680,000 for a four-bedroom corner, and a four-bedroom is under contract at about $650,000. Most units sell furnished and many carry a rental history, so floor, view and condition set the price between two units of the same plan.

Crescent Shores HOA and Amenities

The HOA fee scales with the plan: about $1,070 a month for a two-bedroom, $1,270 for a three-bedroom and $1,375 for a four-bedroom. On most units it carries the building insurance, internet, water, sewer, trash, grounds, the pools and recreation facilities and association management, with cable listed as a building amenity. For a 2,000-square-foot four-bedroom that is a lower fee per square foot than most oceanfront towers charge. Owners pay electricity and a walls-in HO-6 policy.

The towers have elevators and a storage room for each unit. Pets are allowed with restrictions, so confirm the current rules before you offer. Rentals fall under the South Carolina Vacation Rental Act, and owners choose their own rental manager; there is no on-site rental desk noted on recent listings.
