Two Inlet Point villas are on the market right now: a renovated two-bedroom in Building 15 with ocean and inlet views at about $460,000, and a furnished three-bedroom with creek and ocean views at about $420,000. Three more are under contract, from about $259,000 for a one-bedroom to $494,000 for a two-bedroom. Eleven villas sold over the last three years, from about $220,000 for a one-bedroom to $485,000 for a two-bedroom, at an average of about $406,000. Four of those closed in 2026, between about $396,000 and $480,000, all two-bedrooms.

The two-bedroom, two-bath plan sells most often. Renovated units with the inlet and ocean view in front of them have sold from about $467,000 to $485,000, while original units have closed closer to $385,000 to $400,000. One-bedrooms come up less often and have sold from about $220,000 to $285,000, one of the lowest-priced ways to own on the Point.

Inlet Point Villas HOA and Amenities

The HOA fee runs about $860 a month for a two-bedroom and about $915 for a three-bedroom. It carries the building insurance, water, sewer, trash, pest control, grounds, the pool, recreation facilities and association management, with internet included on some units. Owners pay electricity and a walls-in HO-6 policy.

The amenities are the pool, the tennis court, the clubhouse, the gate and the setting itself: beach rights, direct access to the inlet and the sand, and the Waites Island preserve across the water, with boat landings and Cherry Grove dining a few minutes away. Pet restrictions apply, so confirm the current rules before you offer. The villas are used as primary residences, second homes and vacation rentals, so ask for the rental history on any unit that has one.
