Condos in North Myrtle Beach
Where a condo sits in North Myrtle Beach tells you most of what it will cost and how it will be used. These are the main groups, with what is on the market in each right now.
Oceanfront. About 250 condos directly on the beach, from efficiency units under $100,000 in the older Cherry Grove and Ocean Drive buildings to about $1.65 million for a large unit in the newer Windy Hill towers. Most oceanfront condos list between $200,000 and $600,000, and the majority are on short-term rental programs. They are covered building by building on the oceanfront page.
Ocean view and second row. Around 145 condos across Ocean Boulevard or one street back, where you keep the walk to the beach and the view from an upper floor at a lower price and a lower HOA fee than the same unit on the sand. Ocean Keyes in Ocean Drive is the largest of these, with units from the mid $200,000s to the high $700,000s.
Barefoot Resort. The biggest single source of condos in the city, with about 125 for sale across the golf villas, the Yacht Club Villas on the marina, Ironwood, Harbour Cove, the Havens and the other communities inside the resort. Prices run from about $175,000 for a one-bedroom golf villa to about $660,000 for a large waterway unit, and owners get the resort's pools, the beach cabana and four golf courses.
Waterway and marina. A smaller group along the Intracoastal Waterway, including Waterway Landing and Marina Bay, mostly in the $185,000 to $280,000 range, plus the Yacht Club Villas at Barefoot at the top of the waterway market.
Golf and inland. Tidewater Plantation's condos list from about $235,000 to $315,000, and the older walk-to-beach complexes such as Robbers Roost, Possum Trot and Tilghman Shores run from about $200,000 to $275,000. These are where year-round residents and buyers who want a garage and a quieter building tend to look.

Condominiums for Sale in North Myrtle Beach SC: What to Check
The asking price is the easy part. With a condo in North Myrtle Beach the numbers that decide whether it works for you are the HOA fee and what it covers, the rental rules, and the state of the building itself. Fees on the oceanfront run several hundred dollars a month and usually include building insurance, water, cable and the pool; fees at Barefoot and in the inland complexes are lower but cover less. Ask for the association's budget, reserve study and any planned special assessments before you write an offer, and on an oceanfront building ask when the roof, elevators and balconies were last done.
Rental rules vary from building to building. Most oceanfront resorts allow short-term rentals and many units come with bookings in place, while a number of the inland and golf communities limit rentals to longer terms or to owners only. If income matters to you, confirm the rules in the master deed rather than the listing. If you plan to live there year-round, the quieter buildings are usually the ones that restrict rentals. The North Myrtle Beach homes for sale page covers the houses if you are still deciding between the two, and condos in Myrtle Beach proper are on my Myrtle Beach Condos for Sale page.
Let Me Be Your Guide
Two condos at the same price in North Myrtle Beach can be entirely different purchases: one a rental unit on the sand with a fee that eats most of the income, the other a golf villa at Barefoot with a garage and neighbors who live there all year. I sell both, and the first conversation is always about how you plan to use it.

Frequently Asked Questions
How much do condos cost in North Myrtle Beach?
North Myrtle Beach condos list from under $100,000 for efficiency units in the older oceanfront buildings to about $1.65 million for a large unit in the newest oceanfront towers. Most of the roughly 650 condos on the market sit between $200,000 and $500,000.
How many condos are for sale in North Myrtle Beach?
Usually 600 to 700. About 250 of those are oceanfront, about 145 are ocean view or second row, and around 125 are inside Barefoot Resort. The rest are on the waterway, on the golf courses and in the older complexes a few blocks from the beach.
Are North Myrtle Beach condos oceanfront?
About four in ten are. The oceanfront buildings run the length of Ocean Boulevard through Cherry Grove, Ocean Drive, Crescent Beach and Windy Hill, and they are covered building by building on the North Myrtle Beach Oceanfront Condos page. The other six in ten are second row, golf, waterway or inland.
Where are the condos in Barefoot Resort?
Barefoot Resort is on the west side of the Intracoastal Waterway across from Windy Hill. Its condo communities include the Yacht Club Villas on the marina, Ironwood, Harbour Cove, the Havens and the golf villas around its four courses, with about 125 units for sale from about $175,000 to $660,000. Owners have use of the resort pools and the oceanfront beach cabana.
Can I rent out a condo in North Myrtle Beach?
Most oceanfront and resort condos allow short-term rentals and many are sold with bookings in place. Some golf, waterway and inland communities limit rentals to longer terms or do not allow them at all. The master deed and the association's rules, not the listing, are the place to confirm.
What does the HOA fee cover on a North Myrtle Beach condo?
It depends on the building. Oceanfront fees usually include building insurance, water, sewer, cable, internet, pest control, the pool and the exterior, which is why they run several hundred dollars a month. Fees at Barefoot and in the inland complexes are lower and often cover less, so compare what is included rather than the monthly figure alone.
