Cadiz at Grande Dunes
Cadiz is a gated Mediterranean style neighborhood of just 30 homes inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach.
It sits over the bridge, on the west side of the Intracoastal Waterway, behind two gates — the manned Grande Dunes Gatehouse before the bridge, and a second gate before the neighborhoods themselves. There is more on how that access works on the Grande Dunes page.
For a neighborhood this small, the settings vary more than you would expect: Cadiz holds waterfront homes, water view homes and golf course homes across those 30 addresses. It lies to the left once you are over the bridge, so the golf course homes here line the Resort Course.
Thirty Homes, and Setting Is the Variable
Cadiz is tightly built in one respect and wide open in another. The houses themselves sit in a narrow band — 3,500 to a little over 4,500 square feet — so you are not comparing a cottage to an estate the way you might elsewhere in Grande Dunes. What separates one Cadiz home from the next is where it sits.
That makes the neighborhood unusually easy to read once you know what you are looking at, and unusually easy to misread if you do not. Waterfront, water view and golf course are three different prices for houses of roughly the same size. With only 30 homes, a year can pass with very few sales, so ask which category a comp belongs to before you lean on it.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
