Capri Village at Grande Dunes
Capri Village is a gated, Mediterranean resort style neighborhood of 41 homes inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach.
It sits over the bridge, on the west side of the Intracoastal Waterway, behind two gates — the manned Grande Dunes Gatehouse before the bridge, and a second gate before the neighborhoods themselves. There is more on how that access works on the Grande Dunes page.
Capri Village lies to the left once you are over the bridge, so the golf homes here look out over the Resort Course. Across those 41 addresses the settings are waterfront, water view and golf.
Matched Houses, Different Views
Capri Village makes the point about setting better than any other neighborhood in Grande Dunes, and the numbers say it plainly. The houses sit in a narrow band — 2,500 to a little over 3,000 square feet — yet they trade from $960,000 to $2.5 million.
Two and a half times the price for roughly the same house. That gap is not square footage, it is waterfront versus water view versus Resort Course frontage, plus condition and how much has been updated. Nowhere else at Grande Dunes is the value of a setting laid out so clearly.
It also means a neighborhood average is close to meaningless here, and with only 41 homes there are rarely many sales in a year to average anyway. Establish which setting a comparable sale belongs to before you read anything into its price.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
