Seville is a gated neighborhood of 86 homesites inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach.
It sits on the ocean side of the Intracoastal Waterway, one mile from the beach and the Ocean Club. Some homesites look over a pond with a fountain; others have no water outlook.
Homes run from 2,300 to over 3,000 square feet, a narrow band for a neighborhood this size.
The Location Is the Argument
Seville’s real advantage is where it sits within Myrtle Beach. Some of the best restaurants and grocery stores in the city are right there, the beach and Ocean Club are a mile away, and getting anywhere is easy — 17 Business, the 17 Bypass and Highway 31 are all straightforward from the neighborhood. Day to day, that combination is worth more than a view.
It also has something the other beach-side neighborhoods do not: inventory. Castillo del Mar is 39 homesites and homes there rarely become available; Calais is 29. Seville is 86, at $880,000 to $1,375,000 — more to choose from, at a lower number, on the same side of the waterway.
The homes are closely matched too. A 2,300 to 3,000 square foot band across 86 addresses means you are largely comparing like with like, so comparable sales here are more useful than in most of Grande Dunes. What separates one from another is the lot, the outlook and how much has been updated — worth checking on any specific property, since some homesites look over the pond and some do not.

The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services — a mile from Seville, on the beach itself.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
