Villa Venezia at Grande Dunes
Villa Venezia is a gated, Mediterranean resort style neighborhood of 53 homesites inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach.
It sits over the bridge, on the west side of the Intracoastal Waterway, behind two gates — the manned Grande Dunes Gatehouse before the bridge, and a second gate before the neighborhoods themselves. There is more on how that access works on the Grande Dunes page.
Villa Venezia lies to the left once you are over the bridge, on the Resort Course side. 26 of the 53 homesites are directly on the golf course, and the rest carry golf, water or natural views.
Half of It Is Actually on the Course
A lot of neighborhoods get called golf course neighborhoods on the strength of a few lots. Villa Venezia is not one of them. 26 of the 53 homesites sit directly on the golf course — half the neighborhood, in a community where direct frontage is the exception rather than the rule.
That ratio is worth knowing before you compare sales here. Prices run from $1.2 million to $2,675,000, and the homes span 2,000 to over 3,300 square feet. The price more than doubles from bottom to top while the square footage grows by about two thirds, which tells you position is carrying a real share of the value.
So when you look at a comparable sale in Villa Venezia, establish two things first: the size, and the setting. A home directly on the course is not the same as one carrying a golf view from a row back, and neither is the same as a water or natural outlook. Two houses of the same size here can be a long way apart on price, and the reason is usually what they sit on.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
