Palermo at Grande Dunes
Palermo is a gated, Mediterranean resort style neighborhood of 60 homesites inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach.
It sits over the bridge, on the west side of the Intracoastal Waterway, behind two gates — the manned Grande Dunes Gatehouse before the bridge, and a second gate before the neighborhoods themselves. There is more on how that access works on the Grande Dunes page.
Palermo lies to the left once you are over the bridge, on the Resort Course side. Across the 60 homesites the outlooks vary — direct waterway, direct golf, water view, golf view and natural.

Building gets you the plan, the finishes and the setting you actually want, on a lot you picked. Buying gets you a house you can walk through, a price you can compare against closed sales, and no construction timeline. Which one wins depends on how close the existing inventory is to what you had in mind — and in a 60-home neighborhood, that can be a short list.
Either way, sort the outlook first, and know how few of each there are. Of the 60 homesites, seven are direct waterway and seven have direct golf course views — fourteen with a direct outlook, under a quarter of the neighborhood. The rest are water view, golf view or natural.
So if direct waterway is what you came for, that is seven addresses. If it is a direct golf view, that is seven others. Worth saying out loud before you spend months waiting for the right one to list. And with the size range running from 2,400 to over 5,500 square feet, a comparable sale is only useful once it matches on outlook and on size.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
