Cipriana Park is a neighborhood of 182 homesites inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach, east of the Highway 17 Bypass.
It is the largest single-family neighborhood in Grande Dunes by some distance — most of the others hold between 29 and 64 homes — and it is strategically placed within the area’s best amenities.
Homes run from 2,300 square feet to over 2,700, a narrow band, with prices from $770,000 to $1.1 million.
The Way Into Grande Dunes
Cipriana Park is one of the more accessible ways into Grande Dunes, alongside The Cape and North Village Estates. Much of the community starts around a million and climbs from there; here the entry is $770,000.
The trade is size and setting. These are 2,300 to 2,700 square foot homes rather than the 3,500 square foot minimums common elsewhere in Grande Dunes, and they are not built around waterway frontage or golf holes. What you get instead is the location, the amenities and the community — the parts most buyers came for.
Scale changes how you shop here too. With 182 homesites there is usually something available and there are genuine comparable sales to work from, which is the opposite of the 29- and 39-home neighborhoods where a single sale can set the tone for a year. The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
