Living Dunes Townhomes at Grande Dunes
The townhomes at Living Dunes sit inside the same neighborhood as the cottages and single-family homes — the same streets, the same amenity center, the same builder — in a form that suits a buyer who does not want a yard to look after.
Living Dunes is a neighborhood of 128 homesites within Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach. It was designed around walking rather than driving: 8+ miles of walking trails and sidewalks through 10 acres of lakes, green spaces and parks, and it sits a half-mile golf cart ride from the Atlantic Ocean.
Construction is still active here on both the single-family homes and the townhomes, so what is available at any moment is a mix of builder inventory and resales.

Living Dunes Townhome Floor Plans
Three townhome plans are offered, and they do not line up the way you would expect. The two 3.0 plans are the larger of the three at 2,409 heated square feet and start the lowest. The 4.0 plan is smaller at 2,280 and starts the highest.
3.0 Front Porch
2,409 heated sq ft. 4 bedrooms, 3.5 baths. From $762,000.
3.0 Wraparound Porch
2,409 heated sq ft. 4 bedrooms, 3.5 baths. From $766,000.
4.0 Front Porch
2,280 heated sq ft. 3 bedrooms, 2.5 baths. From $835,000.
Those are builder starting prices for a plan, before homesite, elevation and selections. What a finished townhome actually costs, and what a resale is worth, are different questions — and the answer to both is in the listings below.
Where the Townhomes Sit on Price
The townhomes are the least expensive way into Living Dunes. The lowest townhome plan starts at $762,000, and the lowest single-family plan in the neighborhood starts above $810,000 — so a buyer who wants this address, the amenity center and the Ocean Club membership starts here.
That said, the categories overlap. The highest townhome plan starts above three of the single-family plans, which means “townhome” and “less expensive” are not the same statement in Living Dunes. Compare a specific plan against a specific plan.
Why Buyers Miss These
Living Dunes townhomes are listed in the MLS as condominiums, not as residential. That is standard for attached product, and it has a practical consequence: a buyer who sets up a home search in Myrtle Beach will never see one of these, no matter how long they watch. They are searching the wrong property type.
It is worth understanding, because the townhomes give you the Living Dunes address, the amenity center, the fiber and the Ocean Club membership without the yard. Whether you are here year round or part of the year, that combination is exactly what a lot of buyers say they want — and then never find, because their search is pointed at the wrong category.
The Map View and List View below are already set to the right property type, so they show what an ordinary home search will not.
Connectivity and Amenities
As the first Gigabit community in Myrtle Beach, residents enjoy fiber based broadband internet. That was a construction decision made before the homes went in, and it is not something a neighborhood can retrofit cheaply.
Additional amenities include an exclusive amenity center with pool and outdoor fireplace, Grande Dunes Ocean Club membership, and the high quality construction and design you expect from the exclusive builder, CRG Companies.
The Ocean Club is the centerpiece of Grande Dunes — an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
Around Living Dunes
This area of the Grand Strand boasts a Barc Park, new YMCA, Lowes Foods, Publix, Grand Strand Medical Center and doctors offices. The ocean is a half-mile golf cart ride away, and you are also just a short drive from many dining options, shopping at the mall or Tanger Outlet, Pirates Voyage, and much more.
