Villa Firenze at Grande Dunes
Villa Firenze is a condominium neighborhood on San Marcello Drive inside Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach. It was built in 2003, between Highway 31 and the Intracoastal Waterway, and it is laid out as 13 separate buildings along San Marcello Drive with its own pool centrally located among them.
It sits over the bridge, on the west side of the Intracoastal Waterway, behind two gates — the manned Grande Dunes Gatehouse before the bridge, and a second gate before the neighborhoods themselves. There is more on how that access works on the Grande Dunes page.

Inside the Residences
Floor plans run three and four bedrooms with ten-foot ceilings, a private interior elevator that opens into the unit’s own foyer, and a private two-car garage. You do not ride a shared lobby elevator and walk a hallway to a door — you arrive inside your own home. Three thousand heated square feet on one level, reached that way, is not how most attached homes in Myrtle Beach are built.
Every unit has a golf course view over the Resort Course. The buildings sit surrounded by the course, so the outlook is not something you have to shop for here — it comes with the address. And because the Resort Course is the one you can play without a membership, owners here can play the course they look at. Eight of them carry a water view as well, over the lakes that edge the neighborhood, and those are the ones worth asking about first.
A Condo the Size of a House
Villa Firenze residences run 2,800 to 3,000 heated square feet. That is larger than where the homes start in Living Dunes, larger than where they start in North Village Estates, and larger than where they start next door at Villa Venezia. A buyer who rules out condominiums on the assumption that they mean less space has ruled out the wrong thing here.
The price is the other half of it. Every single-family neighborhood over the bridge starts north of $900,000, and most start north of a million. Villa Firenze starts at $670,000. On purchase price, it is the least expensive way to own behind both gates, and it is not close.
Run the whole number, though, not just the purchase price. The HOA is $1,600 a month. Ask for the current list of what that covers before you set it against a single-family home — at a building where the exterior, the grounds and the pool are handled for you, part of what a homeowner across the street writes separate checks for is already inside that figure. Whether it pencils out depends on what is on the list, and that is a question worth asking early.
And then there is the view. Golf frontage is the thing buyers pay a premium for all over Grande Dunes, and in every other neighborhood it belongs to a subset — 26 of 53 homesites at Villa Venezia, 20 of 45 homes at Tuscany Village. At Villa Firenze every unit has a golf view, over the Resort Course. There is no interior lot to end up on.
What you give up is the yard and the detached walls. What you keep is the address, the square footage, the private interior elevator, the private two-car garage, the amenities and the outlook. Year round or part of the year, that trade is one a lot of buyers would make happily — if they knew the option existed.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the world — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
