With only 36 residences, Ocean Blue condos rarely come up. One is listed right now, a direct oceanfront five-bedroom at about $730,000, the first five-bedroom to reach the market in over a year. Two have sold in the last three years: a four-bedroom at about $705,000 and a five-bedroom at about $765,000.

At about $300 to $335 a square foot, Ocean Blue sells for less per square foot than the luxury towers on the north end, which run about $400 to $550, because its units are so large. For a family that needs five bedrooms on the ocean, there are very few alternatives.

Ocean Blue HOA and Amenities

The HOA fee runs about $1,915 a month and covers electricity, building insurance, water, sewer, trash, internet, pest control, security, grounds and the pool. Because electricity and insurance are included, the monthly cost is more predictable than the fee alone suggests.

The building has a clubhouse, a pool and elevators. Pets are allowed with restrictions. Most units are sold furnished; if you plan to rent, confirm the current rental rules with the association before you make an offer.
