Beach View at Grande Dunes
Beach View is the newest neighborhood on the ocean side of Grande Dunes, the 2,200-acre master planned resort community in Myrtle Beach. Lennar began delivering homes in 2025 on Atlantic Breeze Street, Colonnade Avenue and Esplanade Shore Drive, a block from the beach, and construction is still under way.
Plans run three to five bedrooms from about 1,780 to 2,920 heated square feet, with quartz kitchens, tiled primary showers and tankless water heaters. More than a dozen closed in the first year, from $635,000 to about $1,070,000 — which makes Beach View one of the least expensive ways onto the ocean side of Grande Dunes, where the established neighborhoods start well above that.
A New Neighborhood on the Expensive Side
The ocean side of Grande Dunes is the side with almost no new construction left — Castillo del Mar, Calais and Seville are built out, and homes there start around $880,000 and climb past $2 million. Beach View opens that side back up in the $600,000s, a block from the sand, with a builder warranty attached.
The trade is lot size and maturity: this is new construction on a compact footprint, not an estate lot under old oaks. For a buyer who wants the ocean-side address and the Ocean Club lifestyle at the lowest current entry, that trade is the whole point.
Grande Dunes Amenities
The centerpiece of Grande Dunes is the Ocean Club, an oceanfront clubhouse for members with multiple pools, private cabanas, locker rooms, dining with bar service and full beach services. The Ocean Club is included for all Grande Dunes owners.
The Members Club offers two 18-hole courses, both ranked among the top 50 in the country — the Resort Course, playable without a membership, and the Members Course, which requires one. Each course has its own clubhouse, with a pub, dining area and locker rooms. The Grande Dunes Marina is one of the best full-service boating facilities on the East coast, with boat slips and maintenance on site, and it is home to 357 Raw Coastal Bar — Myrtle Beach’s only restaurant on the Intracoastal Waterway. The Tennis Club is a 6,000 square foot facility with 10 Har-Tru courts, 8 of them lighted, and a full pro shop.
